Landlord is threatening eviction

In Ontario, only the Landlord and Tenant Board can order an eviction — a landlord cannot lock you out, remove belongings, or force you out without a lawful process.

Your rights (general)

  • Self-help evictions (changing locks, shutting off utilities, removing your property) are generally illegal.
  • A landlord must serve a proper notice (N4, N5, N12, N13, etc.) and obtain an LTB order if you do not leave.
  • Verbal threats to "evict you tomorrow" without LTB involvement may not be lawful.
  • You have the right to stay until the legal process is complete — do not leave because of intimidation alone.

What to do next

  2. 2Document every threat: date, time, exact words, witnesses, and photos of notes or messages.
  3. 3If locks are changed or utilities cut off, contact WRPS non-emergency and seek legal help immediately.
