Waterloo's rental market moves fast — especially in December before winter co-op and in August before fall term. This checklist covers the steps that prevent the most common student housing problems, from overpaying to losing a deposit dispute four months later.
Before you sign
- View the unit in person or via a live video tour of the actual space.
- Read the full lease — not just the rent amount. Run it through our free lease review for RTA concern flags.
- Compare rent to typical ranges for your building or street using our fair price lookup.
- Confirm what you are paying upfront: first and last month's rent is standard; extra "key deposits" or damage deposits may conflict with RTA rules.
- Verify who you are paying — legal name on the lease, building address, and rental license for low-rise units in Waterloo.

Move-in day
- Walk through every room with our move-in checklist PDF and take dated photos.
- Email the photo package to your landlord the same day.
- Test locks, windows, heat, and major appliances before you unpack.
- Save your lease, payment receipts, and all email correspondence.
During your tenancy

Before co-op (subletting your place)

Move-out
